Any ideas how to get your home on an ‘Open House’ scheme?

Trying to sell for a very low price, although the house is situated amongst alot of similar builds up for sale too!

I’m trying to think of ideas how we can sell quick (seen something we like already) and Open House came to mind – where potential buyers are asked to visit en mass during a particular weekend day. Does this exist in the UK? I’m sure I’ve seen something in the paper before. Have you ever done it? Any hints/tips?

Are you selling via an Estate Agent? If so, discuss it with them. I have seen open houses listed in my local paper, so they are beginning to happen in the UK.

OK so I live in Los Angeles,CA and I really would love a nice home in Lakewood, CA……….but I’m wondering with this whole financial crisis going on, is it a good time to buy home with the prices of the houses dropping? I see these really nice 2 bedroom houses going for like $250,000!!! It’s obvious that right now is a bad time to sell your home, but what about us buyers? Please answer and give me some tips. By the way I”m an accountant at a hotel by the lax airport if that makes a difference as a clue to how this financial crisis might affect me if it affects my hotel at all?

If you plan to live in a place for 3 to 5 years, and IF you can find a bank that’s willing to give you a mortgage, this is a great time to buy. Just be aware prices may continue to go down for a bit after you buy your house. However, so long as you’re going to be using the house as a home – and not a short or mid-term investment – you’ll be fine.

Finding a lender will be a problem though. If you thought the banks were being stupid and paranoid before, they’re going to be 10x as bad now. However if you have a high credit rating and low income/debt ratio, you should be OK.

How to deal with selling your horse :( ?

Iam having such a hard time. Ive been in the business of buying and selling TBs off the track for about 8 years now, but this guy is special. He never went to the track and he was a rescue. Perfectly find soundness wise but skinny and frail and certainly didnt have a bright future. I brought him home thinking hed be an easy TLC and flip but Ive truly fallen in love. He is very special. He is now 16hh and beautifully put together. An absolute looker! He has turned out a hundred times over what I had pictured in my head he would be. He is for sale, as we’re buying a house and life is getting busy. I’ll be shopping in the next few months for another but….its hard. How do you guys do it? Anyone have any TIPS as to how to deal with the sadness of selling your beloved equines?????? Please tell me if you do.

Brittany Y – Iam not a horse dealer. There is a BIG difference between taking off track TBs and training them into new careers. Majority arent even mine. I ride and put time on them and turn them into new careers. And NO, a heartless person would get used to the feeling. I dont. I treat every horse I ride and train as my own. Only 3 of the past turnovers I have owned myself of about 15 or 20. Its a part time “hobby” and for your information, its VERY rewarding. Alot of off track TBs dont get a second chance aside from chuck wagon guys or meat. Please dont make assumptions about what it is I do. Iam not a horse dealer by any means – I match people with wonderful, talented horses and give them second chances. I would say there is a LARGE difference there.
As for the rest of you…thank you very much for all your tips and pointers and sympathy. I’ll try some of this out. Its definatley hard giving this guy up :( He is definatley a very special boy to me.

You poor thing. Parting with the beloved ones is so tough.
As an Equine Reiki Practitioner I do find a few that really touch my heart. One in particular sticks in my mind.
A truly wonderful mare who had been sold on, and on because of “problems”. The current owner bought her for a song and did not know her history. (thats the way of things I’m afraid with some horse dealers here) The mare was a re all self-harmer so she called me “as a last resort” So many people do.
Within a month the mare had calmed down to the point where she could go back out to graze without damaging herself on trees, fences or what ever she could find.
Within 4 months she could be out with a companion nd started work.
Then they moved away and we lost touch….
Some time later I was with a friend at a cross county event, spectating and who should be there. Yep this wonderful mare and her very pround Mum. They had finnished outside the time but at least they got round….fab
The reason I am telling you this is really to say, sometimes we are catalysts in the big scheme of things. As much as you love him you are part of his history. If you were meant to keep him, you would be, . The Mare was meant to go to my client, because she did. You will miss him, sure. Do your best to find him the right home and be guilt free. He will be with the right person because that’s where he will be.

I’ve worked in finance for over 20 years(part of that time in mortgage) and anytime the company is with the bbb you can be 1000000% reassured that it is a legitamite company. It is actually highly unlikely to have any problems with a mortgage company and about 90% of major problems come from large companies. So I would not worry.

What are your tips for decorating, what can help me become successful in my business and grow larger. At first, im just going to do them for friends and family, and once i get great i wanna sell to the public, send in your advice, and tips please.

Starting with your friends and family is good. Anyway starts with the following too,

- set up social network for your business eg twitter, facebook, myspace etc. Its free anyway
- do you own blog. This is free too.
- your friends and family can spread the good news to their friends and families provided that you did a good job in the cake.
- make your own flyers and carry them wherever you go and give to people you meet & also distribute in your areas.
- design your own business card.
- you can also sms (cost a bit of money) & email (free again) to people you know. Just remember , do not spam.
Once people had a good experience and very satisfied with your cake, the marketing just gets easier.

Going to do a Bikini wax, this is my 3rd attempt at home waxing, any tips?

I have previously tried bikini waxing at home with the cheaper kits like Sally henson ect.. and the wax is too sticky gets everywhere and it is sooo…painful. I was researching at home waxing kits on amazon.com and sorting them by most popular and best selling as well as customer reviews to try and buy the best kit i can. I’m also looking at some Lidocaine cream to numb the area prior to waxing. Are there any other tips or advice you can give me to make this easy and less painful? I am not going to a professional because between doctors and my husband my hoo-ha has enough people looking at it. I have been shaving since i was 14 and i want an easier faster process to keep me clean and bare. (i guess i’m getting lazy in my old age,lol.) Also keep in mind this kit is a lil pricey but it includes the warmer and everything, and also 1 kit supposedly does 2-3 waxes. It would pay for itself in the long run i think because after buying the initial kit all you have to do is buy more wax and prep cream.

Um… Have they invented a veet hair removal for down there?
You could try icing ‘it’ befor you wax and that might num it a bit. Try veet wax and the warmer the better.
